Karen Prince
Senior Vice President, Accounting & Finance
Karen Prince is the Senior Vice President of Accounting & Finance for RangeWater Real Estate. She oversees the accounting, finance and treasury for the company’s property management division, which includes financial planning, performance and strategic growth for the division, accounting and reporting for the firm’s multifamily properties and joint venture entities, and managing the treasury management function for the company.
Karen joined RangeWater in 2010 and was part of the team that successfully launched the property management division, transitioning several assets from third party to in-house management. With over 12 years of real estate experience, Karen manages a team of accomplished accounting professionals, many of whom are CPAs. Her team handles the full cycle accounting of all owned and managed properties, including monthly financial statement preparation, calculation of investor distributions, investor and lender reporting, cash flow analysis, construction draw preparation and accounts payable processing. Her expertise in Yardi, OneSite, Entrata and MRI allows her team to meet the unique accounting and reporting needs of each client. She also serves as liaison for both external audit and tax professionals in the preparation of GAAP-basis and tax-basis audited financial statements and tax returns to meet the financial and statutory reporting requirements for the firm’s joint venture partners.
While overseeing the firm’s treasury management function, Karen works with dozens of banking partners to manage cash flow and help safeguard deposits under management, through the implemention and automation of billpay services, fraud prevention services, and a property-wide purchase card program.
Prior to joining RangeWater, Karen began her career with one of the Big Four international accounting firms, and later managed the accounting for Atlantic Station, a large mixed-use development in Atlanta, on behalf of a global real estate investment company.
Karen graduated with high honors from The University of Georgia Honors Program with a Bachelor of Business Administration degree in Accounting and is a Certified Public Accountant. A native Atlantan, Karen currently resides in Johns Creek with her husband, Greg.
