RangeWater acquired the 800-unit property in 2018 in Alpharetta, a prominent technology-heavy suburb of Atlanta. Built in 1997, The Avery is just minutes from Avalon – Metro Atlanta’s most celebrated mixed-use development featuring Whole Foods, chef-driven restaurants, Tesla showroom and 655k SF of office space anchored by Microsoft.
RangeWater acquired the land and developed the 318-unit garden-style community in 2008. As one of the firm’s first development projects, Five West marked RangeWater’s first entry into Florida. After recapitalizing the asset in 2016, RangeWater designed and executed an aggressive capital improvement project.
RangeWater developed 531-units across three buildings in conjunction with The Battery Atlanta, a 1.5-million-square-foot mixed-use destination featuring shops, restaurants, Omni Hotel, Coca Cola Roxy music venue, loft office space, ThyssenKrupp North American headquarters and Comcast’s regional office headquarters.
RangeWater acquired Velocity in the Gulch, a fractured condominium development in Nashville, TN, in 2011. With only 42 of the 264 units sold, a bank consortium had foreclosed on the construction loan. It had many things RangeWater looks for: walkability in a mixed-use and in-town environmentally-friendly redevelopment; a location near employers, universities and entertainment; and exceptional luxury amenities.
In 2012, RangeWater acquired Colonial Homes, a landmark rental community in Atlanta’s affluent Buckhead neighborhood, with a repeat capital partner. It is one block from Peachtree Road on both the world-famous Bobby Jones golf course and The Beltline – a network of in-town walking and hiking trails.
STEELWORKS was completed in 2015 and provided residents with top of market amenities including unparalleled access to Atlantic Station, Midtown, and West Midtown. The property is located within Atlantic Station and all 1.3MM SF of retail, 1.4MM SF of office, and 11 acres of public parks in the master planned community are walkable to residents. Perfectly positioned between the Midtown Business District (16.2MM SF of office) and West Midtown, residents can also benefit from proximity to work and the boutique retail and Zagat-rated restaurants of West Midtown.
STEELHOUSE apartments opened in 2012, providing great living spaces and exceptional amenities in the Gateway to downtown Orlando. Amenities appealing to young professions include the rooftop “Steel Lounge,” 24-hour “Steel Fit” fitness center, pool, sundeck, granite countertops etc. The environmentally-friendly community is a transit-oriented development located near the Lynx Central Station and SunRail with energy-efficient heating and air, stormwater control, recycling programs and bike storage.
