RangeWater Real Estate welcomes Senior Managing Director of Development Andrew McIntyre to its growing multifamily firm. McIntyre brings more than two decades of experience overseeing the construction of more than 3,200 multi-family units and $2.3 billion in development to the role.
At Atlanta-based RangeWater, McIntyre joins the development team’s leadership to shoulder an array of duties spanning business plan formation through project execution for the entire RangeWater-owned development portfolio.
“I am honored to join the development team at RangeWater,” said McIntyre. “RangeWater has an impressive track record and continues to lead the market. I’m eager to focus my residential expertise on increasing the volume of development deals we’re able to execute in submarkets where RangeWater currently has a presence, as well as new submarkets across the country.”
McIntyre will expand the firm’s development portfolio to include emerging markets in the Mountain West, while also focusing on execution in the Southeast and Southwest. He will focus initially on projects in Denver, Phoenix and Salt Lake City.
Stepping into this leadership role at RangeWater is a homecoming for McIntyre, who lived in Atlanta while earning a bachelor’s degree in building construction at Georgia Tech with a minor in economics. He also holds a Master of Business Administration degree from Johns Hopkins University.
McIntyre then spent two decades in the Washington, D.C. market overseeing projects at Combined Properties Inc. and at Penzance, JBG Smith, and PN Hoffman (now Hoffman & Associates).
He will work with RangeWater’s Executive Managing Director of Development Brian Oates to ensure that the company stays in front of project planning, resource needs, market and cost trends, risk management, third-party design and builder relationships, and overall execution strategy for the company’s portfolio.
“As we continue to break ground on more communities, Andrew’s expertise will allow us to keep an accelerated pace without compromising excellence in execution,” said Oates. “Each deal is unique and requires multiple parties work in unison to achieve success. Andrew’s experience and insight will ensure we stay ahead of market trends, deliver on investor expectations, and continue to provide fulfilling experiences to our residents.”
McIntyre adds that all resident touchpoints are an opportunity to incorporate new technology, and remains mindful that there is a fine line between being on the leading edge versus the “bleeding edge.”
“Property technology needs to provide convenience for residents and ease to team members,” McIntyre explained. “Features like access control, package delivery and thermostats are among trends we need to continue to improve upon and incorporate into our communities to provide the best solutions for our residents.”
While developers everywhere are facing economic headwinds, McIntyre believes there are still deals to be made.
“We can deliver great projects by digging in, sharpening our pencils and doing the work to unearth potential developments worth pursuing and matching them appropriately with the right partners,” he said. “My job is to make sure that we provide our development teams all the resources they need – time, money, direction, scope – to make good decisions and build great communities.”
McIntyre lives in Atlanta with his wife Sabrina and dog Apollo. He enjoys cycling, tennis, weight training, boating and “great wine and food.”
