RangeWater Real Estate, a leading rental housing real estate company, in collaboration with equity partner, ParkProperty Capital, is proud to announce that The Vivian, a premier 325-unit apartment community located along the Atlanta BeltLine, won the 2024 Chronicle’s Best in Atlanta Real Estate award in the category ‘Best in Residential.’ The Best in Atlanta Real Estate Awards is an annual celebration of the city's top real estate deals and developments. 

The Vivian is situated in the heart of the Historic Capitol View Neighborhood, and it represents the neighborhood's first new market-rate apartment offering in recent memory. This development is a testament to the continued growth and transformation of the Atlanta BeltLine's Westside Trail, which is revitalizing in-town neighborhoods, fostering mobility, and creating economic opportunities while promoting sustainability.

This development marks RangeWater's third project along this renowned trail, which is part of one of the nation's most expansive urban redevelopment initiatives and represents ParkProperty Capital's second investment in Atlanta.

Located at 1246 Allene Ave. S.W., The Vivian offers a mix of studios, one- and two-bedroom apartments, with rents ranging from $1,406 to $1,930 per month. Fifteen percent of the units are priced at attainable rents, in accordance with the City of Atlanta's specifications for new BeltLine projects.

The Vivian's architectural design pays homage to the area's history, reflecting the industrial style of the former Exide Technologies battery plant site. Designed by Dwell Design Studio, with strong community support, the development seamlessly combines contemporary aesthetics with historical charm. The interior designer, Krywicki, has created an inviting atmosphere by infusing bold statement pieces, mixed materials, and unique patterns.

Residents of The Vivian enjoy three convenient BeltLine access points, along with a host of amenities that enhance their living experience, including a hotel-inspired clubhouse, a private dog park, a luxurious resort-style swimming pool, and the on-site coffee shop, Black Coffee Westside.

To align with its BeltLine location, The Vivian has established an artist-in-residence program that emphasizes an active lifestyle combined with gardening and edible landscaping to benefit the local Westside community and connect residents with sustainable resources. This program enables the creation of meaningful art that enriches the resident experience at The Vivian.

The Vivian is RangeWater's third ground-up project along the BeltLine, and its first along the Westside Trail. The others include Maverick, an apartment and townhome project at 72 Milton, and Skylark, located at 1099 Boulevard S.E. in Chosewood Park, both contributing to the flourishing Southside trail in Atlanta.
