Redevelopment Would Bring Apartments, Retail To Perimeter Area

SANDY SPRINGS, GA -- A company that's spearheading the residential development around the Atlanta Braves' new stadium in Cobb County has set its sights on Sandy Springs.
Pollack Shores Real Estate Group has closed on a parcel of land located at 5901 Peachtree Dunwoody Road adjacent to the Palisades office park.
The company recently unveiled plans to expand the current property’s uses, while maintaining the existing office development. Plans call for constructing 425 luxury residential units along with 10,000 square feet of restaurant and retail space next to the commercial office park.
The additions to the Palisades office park "are part of a trend in real estate development to increase the usability of current properties in already developed areas," the company said.
Pollack Shores also notes the project will improve the quality of life for neighbors and office tenants alike.
“As the city of Atlanta and its surrounding suburbs continue to grow, fewer undeveloped parcels of land are available," said Pollack Shores Managing Director Michael Blair. "We were really drawn to Palisades’ proximity to MARTA and its location near numerous job centers in the Perimeter market. We feel the property is a perfect candidate to redevelop into a more usable and walkable destination that better serves the existing office tenants, neighboring properties and future residents."
Pollack Shores is also absorbing most of the costs for infrastructure improvements in the area, including the addition of an east-west connector between Peachtree-Dunwoody Road and Perimeter Center Parkway that will allow traffic to easily access the new 2.2-million-square-foot State Farm regional headquarters expected to open later this year.
The residential units consist one-, two- and three-bedroom apartments featuring luxury plank flooring, large kitchen islands, granite and quartz countertops, under mount sinks and pendant lighting. The property will also feature a common greenspace between the two buildings that will be available to residents and office tenants alike. Similarly, the retail space along the new east-west connector will be programmed to service both the residents and office tenants.
The redevelopment is expected to be complete by winter 2018. Matrix Residential, the multi-family residential management division of Pollack Shores, will manage the residential portion of the property.
Pollack Shores’ most recent Georgia projects include The Local on Fourteenth, a 361-unit community near Georgia Tech in Atlanta; ECHO at North at North Point Center, a 111-unit boutique community in Alpharetta; The Jane, a 280-unit community and The Monroe, a 217-unit community, both adjacent to Bobby Jones Golf Course and Atlanta Memorial Park in Buckhead.
Pollack Shores is currently developing The Flats at Howell Mill, a 345-unit community in Buckhead, and is spearheading the residential portion of the Atlanta Braves mixed-use development in Cobb County.
