Pollack Shores Builds Luxury Largo, Fla. Apartments

Press Release

Gateway North Location Near Jobs, Retail, Entertainment, Transit

Atlanta/Largo, Fla. (Oct. 14, 2013) – Pollack Shores Real Estate Group broke ground Oct. 10 on a new luxury apartment community in Largo, Fla. Gateway North will have 342 one, two- and three-bedroom apartments on 16.25 acres. Like many Pollack Shores projects, it is within walking distance of stores – including the soon-to-be-completed Wal-Mart Supercenter – restaurants and public transportation.

“This project meets our goal of developing along high visibility, high traffic locations with access to a substantial and growing base of employers coupled with numerous retail/entertainment options,” said Pollack Shores President and Co-Founder Steven Shores. “Further, this area will benefit from the significant advances in design and technology that our team members bring to bear on each of our projects.”

City leaders say the new community will offer great new housing opportunities for the many workers in the Gateway area, which is one of the state’s largest employment centers.

“We support high-quality projects of this kind because Largo believes that being business-friendly is extremely important to promoting economic development,” added Mayor Patricia Gerard. “We strongly believe in creating walkable mixed-use environments. We couldn't imagine a better partner than Pollack Shores in helping us reach that goal.”

“This is an extremely important project for Largo Town Center,” added Carol Stricklin, Largo’s Community Development Director. “As the first high-end, luxury apartment community here in roughly 20 years, it brings a new residential character to the area. It’s also a very important catalyst for redevelopment."

Anthony Everett, Director of Central Florida for Pollack Shores, praised the city for understanding the importance of new development to job growth and the expansion of the tax base. “The city’s moratorium on park and and facility impact fees is the reason this project is a reality,” Everett said. “It is really terrific to see that some of our local governments are working with the private sector to create jobs and improve their local economies. We cannot thank Mayor Patricia Gerard and the City Commission enough for their leadership. Carol Stricklin, Teresa Brydon and Jesus Nino in the Community Development Department worked countless hours to make this project a reality, and they are all true assets to the City of Largo,” he added.

The three-story community will have a beautiful lake with a walking trail, a resort-style clubhouse with a water-scaped pool, cabanas, a fitness center, a business center and outdoor grilling and entertainment areas. The apartments will have private patios or balconies, washer/dryer connections, walk-in closets, ceramic tile, microwaves and dishwashers. Garages will be available for an extra charge. The community is within walking distance of a Pinellas Suncoast County Transit Authority transit center, and a short drive to the beautiful Pinellas County beaches, St. Petersburg, Clearwater and the bridges over Tampa Bay.

The first apartments should be ready for residents in late spring of 2014, with final completion expected that fall. Matrix Residential will lease and manage the community. The address is 2681 Roosevelt Boulevard.

Florida is one of Pollack Shores’ key markets. In addition to developing award-winning luxury communities, it acquired and is renovating 1,090 existing apartment units this year alone. In August the firm purchased The Coves of Brighton Bay, a 382-unit luxury apartment community in St. Petersburg, Fla.
