A mid-rise Buckhead office building will become a 345-unit apartment community.

Atlanta-based Pollack Shores Real Estate Group has started demolition on the office building at 1888 Emery Street. The property is near Howell Mill and Collier roads.

The new development, called Millworks, will have one-, two-, and three-bedroom apartments, a “resort-style pool,” outdoor kitchen and bar with cabanas, a dog park and spa, bocce ball courts, a game room and a multi-purpose art and events studio, the company said.

Millworks is scheduled to have its first units available in late 2016. Matrix Residential, the multi-family residential management division of Pollack Shores, will manage the property.

Pollack Shores’ current Georgia projects include The Jane, a 280-unit community, and The Monroe, an upcoming 217-unit community. Both projects are adjacent to Bobby Jones Golf Course and Atlanta Memorial Park in Buckhead. Pollack Shores is also developing The Local on 14th Street in Midtown.

In other company news, Pollack Shores and an affiliate of Chicago-based Heitman LLC have acquired Lexington Park, a 400-unit luxury apartment community in the Westchase area of Tampa, Fla. The acquisition brings PSREG’s current Florida portfolio to more than 4,400 units with a total capitalization of over $550 million, the company said.
