Proposed 296-Unit Apartment Complex in the Works for Barrett Parkway

Nearly 300 new apartment units could be coming to the east end of Barrett Parkway near Interstate 575 from a developer that is no stranger to Cobb.

Atlanta-based Pollack Shores Real Estate Group has applied to rezone nearly 22 acres on the south side of Barrett Parkway at Barrett Creek Boulevard and Barrett Creek Parkway to allow for 296 rental units, with the average unit size at 950 square feet, according to county zoning documents.

The development, estimated to cost $40 million to build, will have units of one to three bedrooms, starting around $1,500 for a one-bedroom apartment up to $3,500 a month for a three-bedroom, said attorney Garvis Sams, who is representing Pollack Shores in its rezoning application.

The Cobb Planning Commission is scheduled to consider the application at its first meeting of the year on Feb. 7.

“These are highly amenitized, multi-family units. It’s a big deal, and it of course caters to the demographics and the per capita income base there of the folks who live in that part of town,” Sams said. “It’s (aimed at) a diverse demographic: of course millennials and two-income millennial families, but also, believe it or not, people who are approaching retirement age and simply have the disposable income to have this type of housing, yet they don’t really want to have a yard and house and those related responsibilities.”

Despite being a few miles away from Kennesaw State University, Sams said the development would not qualify as student housing.

“It’s really not for that demographic,” he said. “We’re pretty much targeting the same folks that are being targeted in the Cumberland corridor as it comes to per capita income and economic basis.”

The Cumberland area is the home of several pending and future apartment projects from Pollack Shores, as the developer is scheduled to open three communities at The Battery Atlanta, the mixed-use development next to SunTrust Park, this March. The three communities total more than 530 new residences.

Earlier this week, Cobb commissioners gave approval to Pollack Shores’ plan to build 285 apartments on the former site of the Genuine Parts Company’s headquarters — a 9.5-acre property on the east side of Herodian Way in between Circle 75 Parkway and Crescent Park Drive.

Estimated at $50 million, the development, which also involves Pope & Land Enterprises and Brasfield & Gorrie, will see the site’s existing three-story office building renovated and refurbished, giving Brasfield & Gorrie up to 110,000 square feet of office space for its Atlanta regional office, which the company plans to relocate to the property after renovations are completed.
