One of the developers who headed south along the 22-mile BeltLine was hometown company RangeWater Real Estate. The company kicked off a multifamily project at 72 Milton Ave. in the Peoplestown neighborhood in 2021 and completed what would become called Maverick last year.

The multifamily development is a sizable project with a total of 435 apartments and townhouses on the BeltLine, a trail that traverses all quadrants of Atlanta and attracts some 2 million visitors a year. Maverick was built on formerly vacant land along the BeltLine’s Southside Trail corridor.

The multifamily development's addition of housing along the burgeoning Atlanta BeltLine Southside Trail earned it the 2023 CoStar Impact Award for multifamily development of the year in Atlanta, as judged by real estate professionals familiar with the market.

The complex includes a clubhouse, a large pool and fitness center and a shaded pavilion and green space overlooking D.H. Stanton Park, which is open to the public. RangeWater also incorporated numerous feeder sidewalks into the project design that provide residents direct access to the Atlanta Beltline.

About the Project: Maverick contains 325 apartments and 110 townhouses that range in size from studios up to four-bedroom multi-level residences. The Class A rental project was designed to appeal to potential residents from graduate students and young professionals to families and empty nesters.

What the Judges Said: "This type of property fits the Beltline area perfectly and offers much-needed housing options to grow the area," Avison Young research manager Sara Barnes said.

They Made it Happen: Brian Oates, executive managing director of development, RangeWater Real Estate.
