RangeWater Real Estate Named Among the Country’s Largest Rental Housing Firms

National Multifamily Housing Council Releases 2023 List of Nation’s Top 50 Owners, Managers, Top 25 Builders, Developers, and Top 10 Syndicators

WASHINGTON, D.C. (April 24, 2023) – RangeWater Real Estate, a fully integrated rental housing company with assets across the Sun Belt and Mountain West, earned national recognition this week by ranking twice on the National Multifamily Housing Council’s (NMHC) 2023 Top 50. This annual list highlights the nation’s largest apartment owners, managers, developers, builders, and syndicators. RangeWater took the #12 spot on the largest managers in the country with 97,072 apartments and build-to-rent homes and ranked #24 among top developers with 2,774 units started in 2022.

“We’re honored to be named one of the country’s largest and most active rental housing firms,” said RangeWater chairman and CEO Steven Shores. “I’m proud of our team and the positive impact we make in the communities we serve. We strive for continuous improvement in all we do as we know that leads to greater opportunities and demand for our services.”

Jumping from its previous list ranking of #17 in 2022 and #33 in 2021, RangeWater has more than doubled the number of communities under management since 2020. Last year, RangeWater was awarded over 200 communities or 39,337 apartments, bringing the firm’s portfolio to nearly 100,000 apartments under management today.

“We bring an informed perspective to our partners and investors,” said Sherry Freitas, RangeWater’s executive managing director of property management. “Our team’s ability to curate relationships at the local level inspires a true sense of community for our residents. That has led to growing demand for RangeWater to enter more markets and manage more product types.”

The Atlanta-based firm’s entrepreneurial spirit and focus on collaboration have led to the development and acquisition of nearly 35,000 rental housing units since its inception in 2006, representing more than $6.62 billion in total capitalization. With offices in Atlanta, Dallas, Denver, and Tampa, RangeWater targets high job growth markets with demand for new housing.

A notable example of the company’s development success in 2022 is Maverick, a new development featuring 435 apartments and townhomes that represents one of the largest private venture projects to date along the Atlanta BeltLine. Maverick was recently selected as a finalist in the Best in Residential category for Atlanta Business Chronicle’s 2023 Best in Real Estate Awards, in addition to being the recipient of the CoStar Impact Award for Multifamily Development of the Year, an award recognizing exemplary commercial real estate transactions and projects completed in 2022 across 128 major markets in the United States, Canada, and the United Kingdom.

“With more than $1 billion in our development pipeline, RangeWater’s expertise in design, construction, project management and curating capital partnerships distinguishes us from other key players in the industry,” said Brian Oates, executive managing director of development.

This year marks the 34th edition of the NMHC Top 50 lists. NMHC partners with Kingsley Associates, a leading real estate research and consulting firm for the NMHC 50’s research and analysis. All apartment owners, managers, developers, builders, and syndicators are invited to answer a survey questionnaire that asks about their prior year’s activities. Apartment owners, managers, and syndicators are ranked based on their portfolio holdings (either owned or managed) as of January 1, 2023, while developers and builders are ranked based on the number of units started in 2022.
