RangeWater to Develop 236-Unit Boulder SFR Community

RangeWater Real Estate is set to develop Lupine, a 236-unit single-family rental community in Longmont, Colo., slated for completion in 2024. Construction is scheduled to begin early this year, with leasing kicking off toward the end of the 2022.

Plans call for 200 townhomes and 36 duplexes and a mix of one-, two- and three-bedroom floorplans, ranging from 788 to 1,423 square feet. Community amenities will include front yards, a swimming pool and pocket parks.

Located at 1901 S. Hover Road, the community will be less than a mile from the Village at the Peaks shopping mall, offering access to retail, dining and entertainment options. Boulder, Colo., is 13 miles southwest, while central Denver is situated some 30 miles away.

Lupine will serve residents working in the tech industry in Boulder and its surroundings, but will also become sought-after due to its location next to open spaces, trails and breweries, mentioned Kim Sperry, the firm’s regional partner in Colorado and Arizona, in prepared remarks. Currently, there are six properties under construction and two planned developments in Longmont, set to add more than 1,300 units to existing inventory, Yardi Matrix data shows.

The project marks the company’s second development in the Boulder, Colo., area, besides The Armory, another 201-unit SFR community, both under the Storia division. RangeWater Real Estate has another two projects underway, expected for completion in 2023, a 353-unit and a 320-unit development, both in Nashville, Tenn.
